Bow Market // 2018

One of the best and most successful examples of adaptive reuse in the Boston area has to be Bow Market in Somerville’s Union Square commercial district. Tucked away behind buildings on the busy streets, a former concrete block storage facility was reimagined as a vibrant, European style marketplace of local vendors and businesses. The project was envisioned by business partners Matthew Boyes-Watson and Zach Baum, who worked with Matthew’s father, architect Mark Boyes-Watson, to renovate the storage building to create storefronts. The team worked with landscape architects, Merritt Chase, to make the public courtyard more enticing, which each micro-commercial space opening onto the landscaped communal courtyard. Design elements include seat walls constructed from recycled granite from the renovation of the Longfellow Bridge and reclaimed wooden beams from a ship building facility in Hingham. If you haven’t been to Bow Market yet, you must. This project is exactly what good urban planning and design is all about!

Perkins-Monroe House // 1811

This brick, Federal style house, is located adjacent to the First Universalist Church of Salem amongst a sea of urban renewal-period housing, and is a reminder for Planners to think about the long-term implications in their work. This house was built in 1811 for Thomas Perkins, a local merchant whose brother was its first occupant. After successive ownership throughout the 19th and early 20th centuries, in 1950, Bessie E. Monroe purchased the premises and moved into the home. When the city began urban renewal planning for the area in the 1960s, the building was occupied by Bessie Monroe, who at the time was an elderly woman. The Salem Redevelopment Authority acquired the house through eminent domain and the house was targeted for demolition. The Redevelopment Authority, concerned with how relocation would affect Bessie Monroe’s health, decided to take the property but allow Mrs. Monroe to live there until her death. This decision delayed the planned demolition of the building, even though all other targeted properties were demolished. Luckily, the renewal plan changed its focus from new construction to restoration of existing buildings between the time of the taking and Bessie Monroe’s death. The building was then sold to an owner interested in restoring the structure, now the building is listed on the National Register of Historic Places and is a testament to the benefits of preservation over short-sighted planning policy. 

Tower Records Building // 1918 & 1986

New England is home to just three projects by world-renowned (and sometimes maligned) architect Frank Gehry. To me, architecture is best when it makes you stop, look, critique, and comment on it. Architecture is an art, and it should evoke emotion and discussion. Gehry’s work does just that. His only project to date in Boston is located at the corner of Newbury Street and Massachusetts Avenue in the Back Bay, a project I would assume most don’t realize was a Frank Gehry design. The building was originally built as a seven-story office building (originally planned as eight stories) over an MBTA station lobby in 1918. Designed by Arthur Bowditch, the building was completed a year later, built of buff brick and concrete. The Boston Elevated Railway Company (BERy) moved into the top floors of the building and it became known as the Transit Building. The construction of the Massachusetts Turnpike in the 1960s removed neighboring buildings to the south, exposing the southern, unadorned façade of the building. By 1986, owner-developer Richard Cohen began a major renovation of the building with Tower Records as the main tenant. Gehry worked with local architects Schwartz-Silver who added an eighth floor with a cornice support by angled struts. The south and east sides of the building were sheathed in lead-coated copper with the street-facing west and north sides retaining their original brick and stone, but with added glass canopies supported by more angled struts. As housing became more desirable, the top five floors were converted into 54 condominiums. The design is timeless and showcases how new and old can work together in a juxtaposition of styles well! One Greenway // 2015

Replacing a vacant lot bordering I-93 at Kneeland Street, the One Greenway development provides much needed housing and design as one of the gateways into the Chinatown neighborhood of Boston. A result of community engagement, One Greenway is one of the largest new affordable housing projects in recent memory. The project restores the urban fabric that was lost half a century ago to the construction of major highways, which cut through the community and provides much-needed affordable housing in one of the nation’s oldest and largest immigrant communities. When the elevated highway was moved underground and the Rose Kennedy Greenway was laid out, parcels adjacent were available for reuse, and this was one of the last to be redeveloped. The building mixes 217 market-rate apartments and 95 affordable apartments, to create a mixed-income development, hopefully the future, as to not segregate affordable housing to less-desirable parts of cities. Designed by the firm Stantec, the building creates a solid street wall at the corner, and provides amazing open space at the rear in the form of a well-designed park designed by Crosby, Schlessinger, and Smallridge. The use of beige terracotta panels makes the large building more inviting, compared to the cold and sterile new apartment buildings going up all over the city and region.
