Paine’s Furniture Factory // 1871

Founded in 1835, Paine’s Furniture Company was at one time the largest furniture manufacturer and dealer in New England and had a nationwide business. The company was founded by Leonard Baker Shearer, who was joined in business in 1845 by John S. Paine, his son-in-law. Upon the death of Shearer in 1864, the name of the firm was changed to Paine’s Furniture Company. The company occupied a couple wooden and metal buildings on this site in the Bulfinch Triangle until a fire destroyed the complex. The growing firm took this opportunity to hire one of the most successful architect Gridley J. F. Bryant who worked with a colleague, Louis P. Rogers, to design the fire-proof building. The Second Empire style building with mansard roof was split into three sections with the rear two rented out to other companies, while Paine’s occupied the south-facing (main) facade. When Paine’s moved to their new building in the Back Bay, they sold this building and later alterations severely diminished the original design of the building. The current hodgepodge of alterations creates a mess of what was once an undeniable architectural landmark.

Hatch Memorial Shell // 1940

Located at the Charles River Esplanade in Boston, the Hatch Memorial Shell has long been an iconic landmark and meeting place for Bostonians and tourists alike. Built in 1940, this outdoor amphitheater structure replaced an earlier 1920s shell, envisioned by Arthur Fiedler, the first permanent conductor of the Boston Symphony Orchestra. Construction began on the first shell in 1928 and Arthur Fiedler conducted the first Boston Pops concert there on July 4, 1929, followed by a month of concerts during that first summer, a tradition that has continued to this day. A second temporary shell was constructed of metal in 1934, which was unsatisfactory for the famous orchestra. In 1940, the construction of the new music shell took place, donated by benefactor Maria Hatch, to build a memorial for her late brother, Edward, who it is named after to this day. The permanent shell was designed by Richard J. Shaw, a Boston architect known for designing churches. The Art Deco design, with intricate woodwork adorning the interior and a terrazzo tile roof, was dedicated on July 2, 1940, just in time for Independence Day celebrations.

One Greenway // 2015

Replacing a vacant lot bordering I-93 at Kneeland Street, the One Greenway development provides much needed housing and design as one of the gateways into the Chinatown neighborhood of Boston. A result of community engagement, One Greenway is one of the largest new affordable housing projects in recent memory. The project restores the urban fabric that was lost half a century ago to the construction of major highways, which cut through the community and provides much-needed affordable housing in one of the nation’s oldest and largest immigrant communities. When the elevated highway was moved underground and the Rose Kennedy Greenway was laid out, parcels adjacent were available for reuse, and this was one of the last to be redeveloped. The building mixes 217 market-rate apartments and 95 affordable apartments, to create a mixed-income development, hopefully the future, as to not segregate affordable housing to less-desirable parts of cities. Designed by the firm Stantec, the building creates a solid street wall at the corner, and provides amazing open space at the rear in the form of a well-designed park designed by Crosby, Schlessinger, and Smallridge. The use of beige terracotta panels makes the large building more inviting, compared to the cold and sterile new apartment buildings going up all over the city and region.

Hood Milk Bottle // 1934

Boston’s iconic Hood Milk Bottle has been an iconic fixture in the city’s built environment for decades, but do you know about the history behind it? The architectural oddity was born in 1933-4 in Taunton, Massachusetts, the brainchild of Arthur Gagner who created it as roadside attraction in which he could sell his homemade ice cream. The Milk Bottle beckoned to local families with its impressive size (the structure is 40 feet tall, 18 feet wide, weighs 15,000 pounds, and would hold 58,620 gallons of milk, if it were a real milk bottle)! As car ownership became commonplace, giant donuts, coffee pots, hot dogs, and other surreal shapes rose up on roadsides across the country, enticing motorists to pull over from the busy, new freeways. Gagner peddled sweet treats from his whimsical wooden stand for a decade before selling the building to the Sankey family, who also used it to sell ice cream. But by 1967, the bottle had been abandoned. In 1974, photographer Walker Evans took a Polaroid of the forlorn building, which brought Hood Milk, native to Charlestown, to the table. With a quote of $25,000 to repair it, Hood agreed to cover that cost if the Bottle could be renamed The Hood Milk Bottle, and the structure was to be located on City Hall Plaza, until the architect of the plaza called the Mayor’s Office stating their displeasure with that idea. They then contacted the newly relocated Boston Children’s Museum, who agreed to locate the bottle on their property. The Hood Milk Bottle was delivered to the Museum in 1977 from Quincy (where the repairs were made) on a barge with two fire boats steaming alongside, on a voyage the Hood Company dubbed the “Great Bottle Sail”, where it has remained to this day. It recently underwent a $350,000 renovation, restoring it to its former glory. So no crying over spilled milk!

B. F. Keith’s Boston Theatre // 1894-1952

The other day, I was walking in Boston Common along Tremont Street, when I noticed this oddly ornate building wedged between larger, modern buildings. I HAD to investigate! The building was actually constructed as an arcade/covered walkway which ran to Mason Street behind, with a tunnel running under that street into the B.F. Keith’s Theatre. In 1892, Benjamin F. Keith and his business partner E.F. Albee purchased land off Mason Street, a scarcely trafficked street between the busy Tremont and Washington Streets in Boston’s Theater District, with the goal of creating the city’s finest vaudville theatre. The duo hired J. B. McElfatrick & Son, architects who specialized in theatres, to design the new B.F. Keith’s. Due to the site being wedged between two main streets, entrances were built off both Tremont and Washington with flashing lights and marquees, guiding patrons inward. The Tremont facade was especially grand so that B. F. Keith’s New Theatre could be advertised on, and approached directly from, Boston Common, with lights flooding the park. The theater opened in 1894 and was over-the-top with intricate details and sculpture all over, appealing to the city’s wealthy as a place to see the arts. Although it was primarily a vaudeville house during Keith-Albee’s ownership, famed inventor Thomas Edison demonstrated his new Vitascope movie projector here on May 18, 1896. This was the first projection of a movie anywhere in Boston. As live shows made way for motion pictures, the theater adapted, but suffered around the Great Depression when would-be patrons decided to save their limited money. In 1939, the theater was converted to a movie theater named the Normandie. The theater was demolished in 1952 for a surface parking lot to provide better service to the Opera House (originally B.F. Keith’s Memorial Theatre, confusing I know) and Paramount Theater. Today, all we have left of the once beloved B.F. Keith’s Theater is the small annex, which is virtually unrecognizable from historic images as most of its decoration and the top two stories were removed.

Hull Public Library // 1879

“We must not be Irish or African, or black or white. Not in America. We are gathering here … not to build up any petty community but to make the greatest nation and the strongest brotherhood that God ever smiled upon.”-John Boyle O’Reilly. This home (now the Hull Public Library) replaced the old Hunt House, which was the first parsonage of Hull, which was built around 1750. John Boyle O’Reilly, an Irish-American poet, journalist, author and activist bought the Hunt House in the 1870s and soon after demolished it as he felt it could not be salvaged. There are books about O’Reilly’s life story, so I recommend checking out his Wikipedia page. He constructed this house as a summer home by 1879, an excellent example of an early Shingle-style home. I cannot locate the architect, but am dying to learn! In the summer of 1890, O’Reilly took an early boat to his residence in Hull, Massachusetts from Boston. He had been suffering from bouts of insomnia during this time. That evening he took a long walk with his brother-in-law hoping that physical fatigue would induce the needed sleep.Later on that night he took some of his wife’s sleeping medicine and he apparently suffered an overdose of the medicine at this home, passing away at 46. Thousands of Bostonians mourned O’Reilly, and memorials were erected in the city, including the iconic 1896 John Boyle O’Reilly Memorial by Daniel Chester French.

Williams-Sears House // 1905

Why cant we all have siblings this generous??

Located in Boston’s Back Bay neighborhood, this home was actually constructed as two attached homes for Ralph Blake Williams and his sister, Ruth (Williams) Sears, the wife of Dr. George Gray Sears. In 1905, Ralph B. Williams hired architect Julius A. Schweinfurth, who trained in the architectural firm of Peabody and Stearns, to design a double-townhouse, for him and his sister. After completion, Williams lived in the larger side (right three bays) with his widowed mother, and Ruth lived in the smaller home (left two bays) with her husband. After successive ownership, the buildings were and turned into a lodging house, soon after purchased together in 1955 and turned into a school, the Chandler School for Women. The homes remained separate until 1959, when the school demolished the interior party wall, effectively combining the two properties into one, this is likely when the Sears’ front door was filled in, leaving one front door in the center bay. In 1971, the New England College of Optometry purchased the building and occupies it to this day for classrooms and offices.

The Charlesgate // 1891

One of the most grand apartment hotels in Boston, The Charlesgate, serves as one of many architectural anchors for the Back Bay neighborhood from Kenmore Square. The apartment hotel was constructed in 1891 and so named after the Charlesgate Park which was created by landscape architect Frederick Law Olmsted as part of the glorious Emerald Necklace park system. The Back Bay Fens was the first park designed by Olmsted for the City of Boston. Creating the Back Bay Fens was as much a sanitary as an aesthetic project, because the water was heavily polluted and often stagnant; Olmsted envisioned Charlesgate as the meeting point of the Back Bay Fens with the Charles River. The apartment hotel was actually designed and was financed by the architect, John Pickering Putnam, and members of his family. The basement and first story are constructed of Indiana limestone with the remainder of brick, with limestone trimmings. A picturesque effect is obtained by grouping the bays in pairs, and surmounting each pair with gables in the Queen Anne style, and by relieving these features against a high roof of green slate. The building originally featured 30 apartments and has since been reconfigured into over 50. The architectural landmark is one of the best statement-pieces in the neighborhood, and shows that apartment design can be done very very well!

Governor Draper Mansion // 1905

Adjacent to the Warren House (last post) on Beacon Street in Boston’s Back Bay neighborhood, this massive mansion is one of my favorites on the street. Built in 1905, and designed by architect Alexander Wadsworth Longfellow, Jr. an amazing local architect, and nephew of poet Henry Wadsworth Longfellow. The grand mansion was the home of Eben Sumner Draper and his wife, Nancy. Eben Draper was a manufacturer of cotton machinery in the Draper Corporation, founded by his father in Hopedale, MA. Draper graduated from MIT and entered his fathers business, which upon the time of his graduation, was the largest plant for manufacturing cotton machinery in the world. In 1905, Draper was nominated and elected as Lieutenant Governor of Massachusetts, the same year he had this mansion constructed. In 1908, Draper was elected Governor, and served two terms under the Republican Party, pushing a pro-business, and anti-reform agenda, a bill legalizing the merger of the Boston and Maine Railroad with the New York, New Haven and Hartford Railroad, signaling approval of what was seen as monopolistic business practices, something the Draper Corporation was known for in Hopedale. The former single-family home was converted to six condominium units in 2000. Fun fact: the Draper Mansion replaced the 1860 home David Stewart, a merchant from New York, built as a wedding present for his daughter, Isabella Stewart, and John (Jack) Lowell Gardner. Isabella would later create the beloved and iconic Isabella Stewart Gardner Museum. The couple purchased the adjacent townhome in 1880 to store their growing art collection.

Warren House // 1913

This stunning townhouse on Beacon Street in the Back Bay neighborhood of Boston was constructed in 1913 for George Eddy Warren and his wife Frances Knowles Warren. The home, designed by Parker, Thomas & Rice, is one of the more elegant Classical Revival townhomes in the city, with its symmetrical, prominent bowfront, piano nobile with full-height windows, classical lintels, and thoughtful use of brick and stone construction. George E. Warren was a coal dealer, who was selected to head the U.S. Army’s Raw Materials Division during WWI for his expertise. During the war he was in charge of the fuel and forage division, overseeing an important aspect of 20th century warfare, petroleum manufacturing and distribution. His wife Frances was the daughter of Francis B. Knowles, a co-founder of Rollins College in Florida, the oldest institution of higher learning in the state of Florida. Frances volunteered her time in Boston as President of the YWCA, progressing women’s empowerment and social justice in the city. After successive ownership, the townhome was acquired by Emerson College and combined with its neighbor on the interior. In 2000, the home was reverted back to a residence and houses two condominium units.
