Henry S. Chase House // c.1882

One of the many “hidden” gems of old houses in Brookline is this charmer on Francis Street, just west of the Longwood district. The residence was built by 1882, by Henry Savage Chase (1825-1885) who lived in a larger stone mansion across St. Paul Street (no longer extant). This house was rented out by Chase, possibly to friends and remained in the family for decades. This early Queen Anne style dwelling (and likely the main house) was designed by architect Edgar Allen Poe Newcomb, a relatively unknown architect of the period. The house has an irregular plan with varied siding and materials, with applied ornament that has survived intact for nearly 150 years.

Potter-Leland House // c.1888

Francis Street in Brookline, Massachusetts, has some of the finest Queen Anne Victorian residences in the Boston area. This is the Potter-Leland House, built by 1888 by William Potter, a wealthy shoe manufacturer and businessman who developed rental housing in the neighborhood not far from his house on Kent Street. He built this just before the larger Queen Anne duplex was built nextdoor from plans by Rand & Taylor, architects, and it was rented out as a single-family income-producing property. Various exterior wall textures, irregular massing, and turned supports on the front porch contribute to the Queen Anne character of this house, but the real showstopper is the rounded bay projection with three, 25-over-1 (yes you heard that right) curved sash windows! The property was later purchased by Herbert M. Leland, a broker.

William Potter Rental House // 1889

William W. Potter, a shoe manufacturer and businessman, and his wife, Isabella Abbe Strickland Potter, lived in the Longwood section of Brookline and became active in the surround areas development in the last decades of the 19th century. William bought land off Kent Street and began to lay out house lots, becoming a developer overseeing construction of stately Queen Anne Victorian rental properties marketed to upper-middle-class residents. For this house on Francis Street, he commissioned architects George Rand and Bertram Taylor, who were known for producing stylish residential designs for the middle class in the Boston area. The massive property was a duplex, providing units to two lucky families! The building has just about every hallmark feature of the Queen Anne style including: the conical roof on a rounded corner bay, a complex roofline, asymmetrical plan, varied siding/materials, and applied ornamentation. In the 1920s, the house was owned by Simmons College, and used as a boarding house. Luckily, the property was restored and now is one of the finest residences in the neighborhood.

Smith-Cottrell House // 1887

Located next to the Channing Memorial Church and the Derby Cottage on Pelham Street, this Queen Anne style cottage stands as a significant Victorian era residence on the street dominated by Greek Revival homes. Built in 1878 for a William H. Smith for his residence and office. The home is an excellent example of the Queen Anne style with asymmetrical form and massing, complex roofline with multiple gables and towers, varied siding, and intricate millwork. By the early 20th century, the property was owned by John and Mary Cottrell, and later purchased by the Channing Memorial Church as “Channing House”.

Ashton Croft Mansion and Carriage House // c.1892

Tucked behind the Jesse Lee Memorial Church on Main Street in Ridgefield, you will find this stately Queen Anne/Tudor Revival estate. The ‘Ashton Croft’ Manor House, now called Wesley Hall, is part of the Jesse Lee Memorial United Methodist Church complex and it has been modified several times blending two distinct styles into a single, pleasing composition. This house was originally constructed by Henry and Elizabeth Hawley circa 1892 in the Queen Anne style. The house was later sold to Electa Matilda Ziegler, a wealthy New York City widow in 1912, who reconfigured the structure to include half-timbering on the gables and upper story walls in the Tudor Revival style. She spent summers at a mansion in Darien, Connecticut, and would sell her Ridgefield property to Sanford H.E. Freund, a New York City attorney. The local order of Odd Fellows bought the estate from the Freund family in 1956. Three years later, the organization sold most of the property — retaining the carriage house for its lodge — to Jesse Lee Methodist Church, which planned to eventually build a new church there to replace the old one at Main and Catoonah Streets. Today, the entire former Ashton Croft estate is owned by the local Methodist Church and is known as Wesley Hall.

Krogman-McManus Mansion // c.1890

Built ca. 1890 for Boston salesman Washington Libby Krogman (1858-1894), one of Boston’s finest Queen Anne style homes can be found in the Clam Point neighborhood of Dorchester. The pronounced sculptural qualities of this residence, together with the juxtaposition of clapboards and patterned shingles, variety of window sizes, and ornamentation place this house squarely within the pantheon of important Queen Anne designs within the city of Boston. Painted in a manner that showcases its sheathing and ornament to great advantage, this well-preserved house is particularly noteworthy for its graceful verandah that encircles a distinctive, round, conically-capped tower at its northeast corner. The home was only occupied by Washington Krogman for less than four years when he died unexpectedly in 1894 at just 35 years of age. The property was deeded to his widow Carrie for a few years before she sold the property to Thomas Francis McManus, a noted naval architect (schooner designer). The home remains one of the finest mansions in Dorchester.

Dixon Cottage // c.1891

The Dixon Cottage on Grindstone Neck was built around 1891 for Alexander J. Dallas Dixon (1850-1948) who appears to have either shared the summer house with his brother Thomas, or sold the property soon after. The Dixon brothers (along with George Dallas Dixon), were early investors in the Grindstone Neck colony and they built summer homes here in its early development. The Dixon Cottage was the summer retreat for Thomas’ eldest son, Fitz Eugene Dixon, who married Eleanor Elkins Widener, a philanthropist and heiress to the Widener and Elkins families. Eleanor and Fitz would later own Park Cottage, featured previously. The Dixon Cottage deviates from the traditional Shingle style cottages seen so frequently on Grindstone Neck and is a refined example of the Queen Anne style with its varied siding, rounded tower, and asymmetrical plan.

Park Cottage // 1892

Queen Anne Victorian perfection! This is the Trotter Cottage on Grindstone Neck in Winter Harbor. The house was built in 1892 for one of the proprietors of the Gouldsboro Land Improvement Company, the group that developed the Grindstone Neck Summer Colony. Nathan Trotter (1852-1915) was a commission merchant from Philadelphia who made a name for himself there, eventually investing his money into real estate. He had Philadelphia-based architect Lindley Johnson, who also built other cottages on Grindstone Neck (including one for himself), to design this cottage for his family to visit for the summer seasons. The property became known as Park Cottage under later owner Eleanor Widener Dixon, she and her husband would summer here when not occupying their palatial Pennsylvania estate. Her father, George Dunton Widener and brother, Harry Elkins Widener both perished in 1912 aboard the Titanic. After the Titanic disaster, Eleanor’s mother presented to Harvard University the $2,000,000 Widener Memorial Library in memory of her son. Park Cottage is one of the finest cottages on Grindstone Neck.

West Gouldsboro Union Church // 1888

In 1888, the West Gouldsboro Union Church Society had enough funds to build this Queen Anne style church, built completely from member donations. By November 1888, the exterior was completed, but so much money was spent on the detailing on the exterior, no funds were available for the exterior painting and interior spaces. In 1891, the new church was finally dedicated. The West Gouldsboro Union Church is a stunning example of a church in the Queen Anne style with varied siding forms, asymmetrical plan, and square tower capped by a pyramidal roof. My favorite part about this building is its historically appropriate paint colors. For a long time, the church was fully painted a bright white, but now its details really shine!

The Boardman Rowhouses // 1899

Built between 1899-1901, the Boardman rowhouses of North Adams, Massachusetts were constructed by developer and hardware dealer Walter Penniman and his wife Susan Boardman Penniman to serve as much-needed middle-class housing for workers in the growing city. The name “Boardman” was likely taken from Susan’s maiden name. The entire row is comprised of nine rowhouses, all with a front porch, as well as servants’ quarters on the third floor. Each residential unit is fronted by a porch of granite block with Tuscan columns supporting a shed roof. Entrances are recessed behind round-arched openings, also composed of granite blocks. While much architectural details on the second story are obscured by synthetic siding, the
building’s gables retain simple bargeboarding, and eaves are bracketed. The Boardman’s designer was Edwin Thayer Barlow who opened an architecture practice in the town in the 1890s. The rowhouses are still some of the finest example of middle-class housing built in North Adams in the 19th century.
