Jabez Fitch House // 1725

Portsmouth, New Hampshire is one of the most charming towns in New England to explore by foot, largely due to its walkable network of streets and tight blocks filled with preserved Revolution-era homes. Like many other cities all over the region (and nation), Portsmouth was hit by Urban Renewal, a planning tool used nationwide to provide Federal funds to address “urban blight” and revitalize downtown cores after decades of suburbanization and loss of tax revenue. An urban renewal district for Portsmouth was its North End neighborhood, which similar to Boston’s, was home to a vibrant Italian-American population.

In 1964, federal funds were allocated to the North End project area in Portsmouth, for urban renewal. Prior to redevelopment, the North End was a mix of residential and commercial buildings, with many older houses converted into storefronts with apartments above. In the mid-1960s, the area was considered overcrowded, run down, and a fire hazard. As a result, the Portsmouth Housing Authority proposed the destruction of approximately 200 buildings, a school, and a church and redevelopment for commercial, industrial, and public use, rather than for residences. The project would displace approximately 300 families as a result. In 1968, Portsmouth Preservation Inc., a preservation organization was formed to attempt to save some of the historic building stock in the area slated for redevelopment. After bitter fighting and preservation advocacy, just fourteen houses were saved and mostly moved to an area known today as “The Hill”. This building is one of them. It was constructed around 1725 for Rev. Jabez Fitch, the new minister of the North Church in town. Fitch graduated from Harvard College in 1694 first settling in Ipswich, MA, before becoming minister of the North Church in 1724, a position he held until his death in 1746. The house was one of the few in the urban renewal area to not have been moved.

Church House // c.1840

When you think of the quintessential New England Village, what do you think of? These villages of white houses around a town green, usually anchored by a congregational church with a tall, white steeple, have been the subject of myriad photographs and memories for decades. Why are so many like this? Well, historically, the bright white we know of as a common house color was not available until the 1920s. Before the early 1900s, “white” paint was more cream or off-white as we would describe it. Many such villages started seeing white paint proliferate as Titanium Dioxide was mixed with pigments to generate the bright white, about at the same time Colonial Revival style homes saw a second resurgence in popularity. The bright-white paint was more expensive and represented stability and prestige. Publications like Yankee Magazine showed photographs of these charming villages blending into the freshly fallen snow or fall foliage and the romanticization of New England truly began. Newfane, Vermont is one of these villages, which are dominated by the bright white paint. It is an obvious choice, especially due to the number of classically inspired Greek Revival style houses.

Scott Farm – Farmhouse // c.1845

Scott Farm, established as a working farm in the late 18th century and as a commercial apple orchard in 1911, is an excellent example of the vernacular architecture that Vermont is known for. The sprawling 571-acre farm was established in Dummerston in 1791 and purchased by Rufus Scott in the mid-1800s. In the 1840s, he built this farmhouse and many of the barn buildings soon after. The five bay Greek Revival house is in a Cape form and retains its historic slate roof and detailing. The property has been owned since 1995 by The Landmark Trust USA, a non-profit organization whose mission is to preserve historic properties through creative sustainable uses for public enjoyment and education. The farm sits a short drive to Naulakha and the Dutton Farmhouse (both featured previously) which are also managed by the Landmark Trust USA.

West Dummerston Covered Bridge // 1872

Oh covered bridges, one of the many symbols of New England that always give me joy when I see them! This beauty was constructed in 1872 to span the West River in Dummerston, Vermont and is the longest that is wholly within the State of Vermont. The bridge was designed by Caleb B. Lamson, a master carpenter and the bridge is the only known bridge built by Lamson that survives. Vermont is significant for covered bridges as about one hundred bridges still stand in the state, which is probably the greatest concentration by area of covered bridges in the nation. A reason we have to thank Vermont for this is purely population. With more people living in the state, transportation demands change, and these bridges are often replaced with modern steel structures. Keep doing you Vermont!

Evening Star Grange Hall // c.1874

Rural New England towns like Dummerston, Vermont long relied on agriculture as a means of life. From this, local farmers and their families would organize in regional Grange Halls through the The National Grange of the Order of Patrons of Husbandry, an agricultural advocacy group. Many rural communities in the United States still have a Grange Hall and local Granges still serve as a center of rural life for many farming communities. The local Evening Star Grange was organized in Dummerston Center in 1874 with 32 members, growing by the end of the 19th century. This building would have held meetings where farmers could share trade secrets, make deals, and “talk shop” regarding farm life. Such buildings are significant as community centers for agricultural communities and should be preserved for future generations.

Naulakha // 1893

Located on a hillside in rural Dummerston, Vermont, you will find Naulakha, one of the most significant properties in the region. Naulakha (pronounced now-LAH-kuh) was built in 1893 for Rudyard Kipling an english journalist and author born in British India, an upbringing which inspired much of his professional work. In 1892, Kipling married Caroline Balestier, who was born into a prominent New England family. The couple honeymooned in Vermont near Carrie’s family home. The couple would settle in Vermont in a cottage which was soon outgrown, leading the couple to buy 10 acres of land from Carrie’s brother Beatty Balestier and built their own house. The new Shingle-style home they had built was named Naulakha after a book written by Rudyard and Caroline’s late-brother Wolcott. Kipling wanted a home that merged the distinctive qualities of the Indian bungalow with those of the American Shingle Style and he worked closely with his architect, Henry Rutgers Marshall of New York City, a Balestier family friend to achieve this.

The rectangular mass of the home parallels the contours the hill upon which its sited, and sits atop a raised fieldstone basement salvaged from stone walls on the property. From the home, Kipling wrote some of his most influential work, including the Jungle Books (1894, 1895), Captains Courageous (1896, The Seven Seas (1896), and The Day’s Work (1898). Sadly, the Kipling’s moved out of Naulakha after just a few years, largely from familial disputes with Caroline’s brother, Beatty. The family removed to England where they settled, though Rudyard always mentioned how much he missed his secluded life in Vermont. The property was then purchased by the Holbrook family, who made slight modifications to the property, but all maintaining the original design and feeling. In 1992, the British-based Landmark Trust acquired Naulakha as its first American building, later creating the Landmark Trust USA to maintain the property and more. The Landmark Trust USA rents out Naulakha and the adjacent carriage house for short-term rentals to provide revenue for maintaining these properties.

St. Stephen’s Episcopal Church // 1914

When Ridgefield, Connecticut was settled in 1708 by Europeans, there was only one Episcopal Church in the state, and the general assembly allowed dissenters their own churches so long as they continued to pay taxes to support the Congregational Church. Ridgefield’s first Episcopal church, St. Stephen’s was built in 1740 on land granted by the Proprietors who founded the town and laid out lots along the towns new Main Street. In 1776, St. Stephen’s minister, Epenetus Townsend, a Tory (loyal to the British), was ordered to leave town with his wife and five children when the Revolution picked up steam. He was appointed chaplain to a British regiment and in 1779, the battalion was ordered to Nova Scotia. En route by vessel, a severe storm arose and all passengers were lost. The church was taken over by the commissary department of the American Army. During the Battle of Ridgefield, British troops set it on fire as a statement to the townspeople. The church was replaced two more times until 1914 when the present building was constructed. The Colonial Revival church is absolutely stunning and built from plans by (unknown to me) architect Walter Kerr Rainsford. The rubblestone church is one of the most pleasing designs I have seen in Connecticut!

Rockwell House // c.1850

Built in 1850, likely as a late-Greek Revival or Italianate style home, this property on Main Street in Ridgefield was completely “modernized” in the 1880s in the Queen Anne style popular at the time. The home was originally built for Francis Asbury Rockwell (1818-1881), a tin-smith, wine-maker and inventor who married Mary Lee Everest, who also had deep roots in the community and was a daughter of a local Revolutionary War captain. The couple built a home on Main Street and raised their children there until Francis and Mary died in 1881 and 1883 respectively. The family home was inherited by their eldest son, Charles Lee Rockwell, who became the director of the First National Bank in town. Charles updated the house to give it the Queen Anne Victorian flair we see today.

First Congregational Church, Ridgefield // 1888

The First Congregational Church was first established in Ridgefield, Connecticut just four years after the establishment of the town. Civic leaders in October 1712 successfully petitioned the Connecticut General Assembly for permission to levy a tax for “the settling and maintaining of the ministry in the said Town of Ridgefield.” Rev. Thomas Hauley, the first minister, also served as town clerk and school teacher. The first meeting house, on the town green, opened for worship in 1726. Plans for a new meeting house were drawn up in 1771 to fit a growing population, but construction was not complete until 1800. The second church was built in a more traditional style with a steeple. With a shift in the towns demographic from rural homeowners to ritzy exurb to New York City, a more suitable church was required by the end of the 19th century. Josiah Cleaveland Cady, one of the many great New York architects at the time was hired to design a new church suitable for the wealthy New Yorkers who summered in town to consider a neighbor, and he did not disappoint! The building blends many styles from Queen Anne, to Victorian Gothic, to Romanesque Revival in a way that isn’t clunky as in some other versions.

Susanna Cary Rental Property // c.1884

Isaac Harris Cary’s land holdings adjacent to Forest Hills Cemetery in Jamaica Plain, Boston, saw a surge in value when the cemetery and Forest Hills Station were constructed, opening up the area for development. After Isaac’s death in 1881, his unmarried daughter Susanna, built this large Second Empire style building contributes to the varied 19th century architecture of the street. This double-house was constructed around 1884, seemingly as a rental property which provided Susanna income while residing nearby. The two units suffer from some deferred maintenance, but are excellent examples of the Second Empire style in a double-house form.
