Russell-Hayes House // 1899

The Russell-Hayes House at 58 Allerton Street in Brookline, Massachusetts, was built in 1899 in the highly popular Colonial Revival style for Mr. and Mrs. Russell. Francis Henry Russell (1832-1919) was born in Plymouth and married Elizabeth Stevens (1835-1922) of Lawrence, and had one daughter together. Francis attended Harvard College and eventually worked as the Treasurer of the Bates Manufacturing Company, doing well enough to purchase a house lot in the fashionable “Pill Hill” neighborhood of Brookline to build his home here. Mr. Russell hired Plymouth-born architect, Joseph Everett Chandler, to design his suburban residence for himself, his wife, and daughter. After the death’s of Francis (1919), Elizabeth (1922) and their unmarried daughter, Mary (1926), the property was purchased in 1927 by African American musician, Roland Hayes. Just years prior to purchasing this stately home in Brookline, Roland Hayes performed abroad in Europe, even a private performance for King George V and Queen Mary at Buckingham Palace. He returned to the United States of America in 1923 and made his official debut on November 16, 1923, in Boston’s Symphony Hall, which received critical acclaim. He was the first African-American soloist to appear with the Boston Symphony Orchestra, who would later hire him, with a reported salary of $100,000 a year. Roland and his family lived in this house for 50 years until his death in 1977. His legacy lives on here with a plaque in front of the home, and a public school named after him.

Irving-Strauss Mansion // 1906

This unique Tudor Revival style house in the Cottage Farm neighborhood of Brookline was built in 1906 for Irving J. Sturgis (1873-1924), a banker and broker originally from Michigan. Architect Joseph Everett Chandler, specialized in the Colonial Revival style and historic restorations, but was clearly adept at other styles as evidenced in this stately manor for Mr. Sturgis. After WWI, the property sold to Mr. Leon Strauss, who worked in dry goods. The Irving-Strauss mansion is constructed of brick with cast stone trim and features classic ornamentation seen in the Tudor Revival style. Steeply pitched gable roofs have stone
coping, metal windows are casement or fixed with small pained lights and are framed in cast stone trim. Framing the entranceway is a brick and stone gateway, of which, a garden wall extends around the property, with a stately garden gate surmounted by stone finials displaying the flair of the style.

Frederick P. Fish Mansion – New England Hebrew Academy // 1902

One of the finest estates in Brookline can be found here in the Cottage Farm neighborhood, just steps from Boston and the Charles River. This brick mansion was built in 1902 for Frederick Perry Fish (1855-1930), a prominent lawyer who also served as president of American Telephone & Telegraph Corporation from 1901 to 1907. One of the leading patent attorneys of his age, representing such clients as Alexander Graham BellThomas Edison, and The Wright Brothers, by the time of his death he was believed to have appeared in more patent cases at the Supreme Court than any other lawyer. For his Brookline residence, Fish purchased an 1867 brick mansard-roofed home on the lot and hired the architectural firm of Winslow & Bigelow to ether modify the earlier home or demolish it and build entirely new. The result is this stately, three-story Neo-Classical mansion. Fish would die at his home in 1930, and the property would eventually be owned by the New England Hebrew Academy as a Jewish day school. While it is an institutional use, the facade is covered with climbing vines that are bad for the masonry and an asphalt paved front yard which detracts from the beauty of this estate. It appears to be near-original though, which is great to see!

Frederick and Erna Gibbs House // 1936

Built at a time when Colonial Revival and Tudor Revival styles dominated the suburban landscape of the Boston area and elsewhere, the Frederick and Erna Gibbs House on Chilton Street in the Cottage Farm neighborhood of Brookline, Massachusetts stands out. Built in 1936 for Frederic and Erna Gibbs, the house is said to be the first International style single-family home built in the Boston area, predating the famous Gropius House in Lincoln by a couple years. Erna Leonhardt-Gibbs (1904–1987), a German-born pioneer in the development of electroencephalography (EEG) technology, in 1930, married Frederic A. Gibbs, a neurologist, and would soon-after vacation in Germany, seeing the Modern revolution of architecture there in the interwar period. Upon returning the States, the couple hired architect Samuel Glaser, to design their dream home in the Bauhaus style. Set amongst a street of 1930s Tudor houses, the Gibbs residence stands out for its stark white stucco walls, boxy form, with elongated and block windows. While set behind a tall fence and hedge, the house is a landmark example of the style and appears much as it did when built 90 years ago.

Edmund and Eliza Leland House // 1905

One of the few truly eclectic houses in the Cottage Farm neighborhood of Brookline can be found here at the corner of Prescott and Euston streets. Built in 1905 for Edmund Francis Leland Jr. (1868-1963), a wool merchant, and wife, Eliza Smith Leland (1872-1949), the house exhibits elements of Tudor Revival, Colonial Revival, and Arts & Crafts styles under one roof. The house was designed by the firm of Kilham & Hopkins who incorporated many design features found in early 20th century architecture. The steep gable roof, diamond pane door and half timbering is typical of the Tudor Revival style; the columned entry and large Palladian window on the side elevation are evidence of the Colonial Revival style; and the use of stucco and shingle siding, and the overhanging eaves with brackets and exposed rafters at the roof and second floor, are typical in the Arts & Crafts mode.

Rowe House // 1911

The Rowe House at 11 Mason Street is an over-the-top, and high-style example of the Colonial Revival style, showcasing the oversized proportions and scale that architects in the early 20th century followed when referencing Colonial American architecture. The house here was built in 1911 for Edward Prescott Rowe (1879-1936) and his wife, Eleanor Livingstone. Designed by the firm of Rowe & Keyes of Boston and New York, the commission was likely a relative of Mr. and Mrs. Rowe. The symmetrical house features a broad gambrel roof with Palladian windows in the side gable and central dormer at the facade, large pilasters breaking up the bays on the facade, a projecting Colonial Revival entry, and squat windows at the second floor terminating at the entablature above. The property even retains its Colonial Revival gateway.

John Endicott Peabody House – Ivy Street School // 1910

This stately mansion is located at 200 Ivy Street in the Cottage Farm neighborhood of Brookline and was built in 1910 for Martha and John Endicott Peabody. Designed in a Renaissance/Colonial Revival style by architect John Worthington Ames, the house has since been converted to institutional use, but retains much of its original character. John Endicott Peabody (1853-1921) was a businessman and later got involved with the arts in Boston. The building was acquired for institutional use beginning in the 1950’s and was occupied as the St. Dominic’s Institute and has been owned by the Massachusetts Association for the Blind since 1976, and today is occupied by the organization’s Ivy Street School, a special education residential and day high school for neurodivergent youth to help prepare pupils for adulthood with the tools they need to achieve their greatest independence. The brick house is covered in stucco and features an elaborate stone door surround, symmetrical facade, and massive chimneys.

Lawrence-Parker House // 1864

Built in 1864 as one of the rental properties owned by Amos A. Lawrence as part of his exclusive Cottage Farm neighborhood in Brookline, this house has been extensively altered and even moved but retains significance as a surviving mid-19th century “cottage” in the neighborhood. The house was likely constructed as a one-story, stone cottage with a second floor contained within a mansard roof. In 1903, Mrs. Francis W. Lawrence hired the well-known architect and Brookline resident, Julius A. Schweinfurth, to make extensive alterations to the cottage, replacing the mansard roof with a new second floor with gable roof, along with a new porch. Schweinfurth’s design included wood shingle siding for the upper floors, which were replaced with stucco in 1970. The house was moved to its current site at the corner of Carlton and Mountfort streets in 1929 when the street was re-oriented to follow the old Boston & Albany Railroad tracks. When moved, the cottage was occupied by Philip Stanley Parker, a judge, and his wife, Eleanor. Today, the cottage is owned by Boston University and known as the Core House.

Dexter-Hall Cottage // 1851

Built across the street from the Amos A. Lawrence House in the Cottage Farm neighborhood in Brookline, the Dexter-Hall Cottage is an early Gothic Revival style residence built in the first period of the district’s history. Architect, George Minot Dexter was gifted a desirable house lot in the neighborhood from Amos Lawrence as a reward for his designing his own property, and in turn, designed this cottage in 1851 in the the same mode as the Lawrence House. The stone cottage has a three bay façade with enclosed center entry. On the second floor are wall dormers as well as a central jerkinhead dormer with a gambrel slate roof. The property was later owned by George M. Dexter’s daughter, Emily, and her husband, Thomas Bartlett Hall. The house remained in the Hall family through at least the 1920s.

Amos A. Lawrence House // 1851

Cottage Farm area of Brookline is one of the finest neighborhoods in all of New England. The area was developed thanks to Amos A. Lawrence (1814-1886), a wealthy second-generation Bostonian, who provided much of the capital and enthusiasm for the growth of the cotton industry in New England prior to the Civil War. Lawrence’s involvement in the industry aided the development of the Massachusetts mill towns of Lowell and Lawrence, whom the city was named after. In 1851, Amos Lawrence purchased 200 acres of land from David Sears, who himself developed the equally beautiful Longwood neighborhood of Brookline on the other side of Beacon Street. Amos began to subdivide the land, working with the architect George Minot Dexter and landscape architect and surveyor, Alexander Wadsworth, who designed Mount Auburn Cemetery in Cambridge, to create an early picturesque residential suburb. With houses designed in the newly popular Gothic Revival and Mansard styles and several small parks, the area became known as Cottage Farm. This stone house was designed by George M. Dexter and was the country residence of Amos Lawrence, who had other homes built nearby and rented out to wealthy friends and family. By 1888, the property was owned by Amos’ daughter, Hettie S. Cunningham, who later, subdivided the estate into five house lots, and moved this stone house to the corner of Ivy and Carleton streets. Expressive of English architectural traditions over the more ornate Gothic Revival popularized by Andrew Jackson Downing, the Lawrence House is one of the finest residences in the Boston area. Built of granite with limestone trim and set behind landscaping and a perimeter fence, the mansion is surprisingly hard to get decent photos of, but it is a stunner. Today, the house is owned by Boston University and is known as Sloane House.

New England Fireproof Construction Co. Apartments // 1917

One of the most unique and architecturally pleasing buildings in Brookline has to be these apartments on Egmont and St. Paul streets that break the mold of traditional brick or wood-frame apartment houses. Built in 1917 by the New England Fireproof Construction Company as an example of how cheaper cement material can be used effectively and beautifully to design and construct high-quality housing. The company hired architect G. Bertram Washburn to design the buildings which utilize concrete block and cast concrete details with the facades embellished with pilasters capped with Corinthian capitals, engaged balusters, and modillioned and corniced entrances decorated with a lion’s head over each doorway. Additionally, a special touch is the recessed wells in the facade which not only break up the massing of the building, but provide additional light and air into the apartments inside. 

Louis C. Page House // 1906

As Paul Hunt, the son of famous painter, William Morris Hunt, and the nephew of famed architect Richard Morris Hunt, built his house in Brookline, Massachusetts, he also began constructing this neighboring property which was to be sold upon completion (that is one good way to pick your neighbors!) On an oversized lot on Powell Street, Paul Hunt worked with his architect, Milton W. Stratton of Bar Harbor, to furnish plans for a similar style home to his own next door. The Mission Revival style mansion is set behind a tall, stucco and metal fence, and is constructed of wood and covered with stucco siding and capped by a lovely green tile roof. Main architectural details include the Mission-style dormer and the chimneys with round arched tops that are capped with small hipped roofs, creating a whimsical addition to the house. When finished, the property was sold to Louis Coues Page (1869-1956), a wealthy publisher with offices in Boston. Louis C. Page would hire local architect Edward B. Stratton, in 1916, to design a detached automobile garage in a style mimicking the main house. What an incredible property. 

Paul and Caroline Hunt House // 1905

Paul Hunt, the son of famous painter, William Morris Hunt, and the nephew of famed architect Richard Morris Hunt, built this house in Brookline, Massachusetts for $15,000 for him and his wife, Caroline. Paul had been involved in real estate development in Bar Harbor, Maine, where his mother had a summer cottage, and while not an architect himself, he was very interested in design and took a keen interest in developing estates with the family funds. While developing property in the summer enclave of Bar Harbor, Maine, Paul met the Bar Harbor architect, Milton W. Stratton, and the two collaborated in the construction of houses there and two adjacent homes in Brookline. The two-story house is wood frame construction with a stucco finish on the exterior. Spanish Colonial Revival in style, the roof is hipped with terra cotta tile, as is the roof of the verandah which extends across the facade. In 1911, Paul Hunt worked with architect William Ewing Harding to add the two-story wing on the side of the house, which is built over the driveway, creating a really unique (though not as functional) design element. 

Moseley-Widger House // 1906

One of the many houses in the Cottage Farm-adjacent neighborhoods of Brookline, Massachusetts, is this great blending of the Tudor Revival and Arts and Crafts styles of architecture, which dominated residential architecture in the Boston suburbs in the early 20th century. This residence was built in 1906 for Mr. Frank Moseley and his wife, Martha Hawes Moseley from plans by architect Robert C. Coit. Covered in stucco siding and half timbering, the charming house evokes the countryside of England, right here in Brookline. After WWI, the house was owned by Ms. Lizzie Widger, a water color artist and member of Copley Society of Boston, and her husband, Samuel Widger, a cotton broker. The Moseley-Widger House looks as it did 120 years ago and is in a great state of preservation, thanks to generations of loving stewards.

Edward and Lillian Norton House // 1905

Edward Russell Norton (1871-1960) and his wife, Lillian (1870-1968) got married in 1904 and immediately began planning their dream home. They purchased a building lot on Powell Street in Brookline, Massachusetts, and hired architect, Robert Coit, to furnish plans for the new home which was completed by the next year. The house blends Arts and Crafts and Tudor Revival styles with a pleasing design and architecturally appropriate paint scheme.
